LEGAL DESCRIPTION: A piece of land lying in the Southwest Quarter of Section 1, Township 7 South , Range 17 East of the I. B. & M., and more particularly described by metes and bounds as follows, to wit: Beginning 482.8 feet West of the Southeast corner of the Southwest Quarter of said Section, thence West a distance of 305.2 feet; thence North a distance of 1427.25 feet; thence East a distance of 305.2 feet; thence South a distance of 1427.25 feet to the point of beginning, containing 10.00 acres more or less located in Choctaw County, Oklahoma
TERMS: Either $2,000.00 or 10% down whichever is greater, as earnest money, the day of the sale. Earnest money will be escrowed with Choctaw County Abstract of Hugo, Oklahoma. Seller will pay for abstract and Buyer will pay for the cost of the attorney’s title opinion. Buyer will pay for title insurance if required. Cost of closing agent’s fee to be shared equally between Buyer and Seller. Graves Land & Properties is the agent for the Seller and Seller is selling the property in its condition at time of sale with no warranties as to the property’s condition. Seller warrants only good and clear title. Closing will be on or before April 11th, 2010 and possession will be given at closing.
